The legal clearance of a property refers the verification of the ownership and title of the property and assurance that you are protected from future problems.

PROCESS AND DOCUMENTATION

After you have selected your property, have the property documents checked by an Advocate to ascertain whether the land and developer-related documents are in place. check whether the developer has the required approvals such as ownership rights, developments rights,etc.

Title Documents need to verify are:-
* The Sale Deed/Lease Deed/Development agreements of the building/society
* The latest7/12 extract, a document which establish has ownership of land
* checking agreements, establishing transfer and ownership up to the current builder/seller.
* The title report for the property under construction
* The power of Attorney from the landowner
* whether the developer agreement is executed.

In Case of resale in a registered society ensure that you check the society rules regarding sales of property, renting,mmaintenance charges, vehicle-parking space charges and other amenities.

Some don'ts for plants in vaastu-

* Trees should not be planted at the entrance of house.
* There should be an even number of trees on one's property.
* It is not good to plant a tall tree on the north, north-east or east
side of a building.
* Smaller trees may be planted on the east or north side but no trees
should be planted in the north-east corner.
* Big trees create a serious vaastu dosha if their shadow falls on the
house.
* Large trees should not be located close to the house as their roots can
damage the foundation and compound wall.
* Do not allow tree branches to touch the house.
* Plants with thorns (except rose) or those exuding white sap should not
be planted in the house as these plants have neagtive energy.
* Vaastu prohibits peepal in the east, bargad in the west, Goolar in the north and Paakar in the south as they silently hamper mental peace
* It is believed that planting palm,gooseberry,tamarind trees and cotton plants will destroy wealth and bring miseries to the inmates.
* Lemon trees with yellow flowers is also not recommended.

SOME DO'S FOR PLANTS IN VAASTU

* Plants should be planted during auspicious constellations
* it is ideal to plant during the bright half,i.e., close to full moon.
* Trees should be planted on the south or west side of the house. ideally, they should be planted on both these sides rather than on only one side.
* A rock garden should always be in south-west portion of the house
* creepers should only be grown in a garden and they should have there own independent supports.
* if a tree is to bre removed, it should be done in the month of Magh or Bhadrapada. when cutting the tree, it should fall in the east or north direction and not in the south or west direction
* As per Vaastu,tulsi (basil) is one of the most powerful and auspicious plant. this shurb, which has a great medicinal value, can purify the atmoshphere and keep mosquitoes away. tulsi can be grown in a place where it can be exposed regularly to sunlight. if grown in the garden, it should be placed in the north-east direction.
* coconut,betel, neem, asahoka, sandal, tulsi, turmeric, lemon, pineapple
